You will not be shoveling snow in February. Average winter highs hover in the mid-50s, and the growing season runs most of the year. For people leaving the Northeast or Midwest, that alone changes the math.

Columbia is the state capital and home to the University of South Carolina. Government, healthcare, education, and a growing tech sector give the area a diversified economic base that holds steady.
Housing is still affordable.
April 2026 MLS data shows median home prices ranging from $245,000 in Irmo to $401,473 in the Chapin area, with Lake Murray waterfront from $645,500 to $1,100,000 depending on the shoreline. Compared to Charlotte, Raleigh, or the DC corridor, your money goes a lot further here.

The Midlands is not one place — it is a collection of towns and communities, each with a different personality. The difference between Lexington, Chapin, and Irmo is not just on a map. It is what daily life actually feels like there. Some buyers also look at Columbia proper, or the fast-growing Northeast Columbia corridor. And if waterfront is on your list, the Lake Murray area has its own distinct market.

Your first visit should be strategic, not a house tour.
Do not spend a Saturday looking at ten houses you found online. Spend a Saturday driving the neighborhoods, eating lunch in the towns, and getting a feel for what your actual daily life would look like. I will help you plan that trip.
You will probably buy sight-unseen. That is normal.
Most of my out-of-state clients end up making an offer based on video walkthroughs and my honest assessment. It takes trust, and I do not take that lightly. I will tell you what the video is not showing and whether it is worth the risk.
Multiple offer situations happen. You need to be ready.
The market moves fast here too, especially in the $300K–$450K range. If you find the right place, you may be competing with other buyers. I will make sure you know what that means before you are in the middle of it.
The commute matters more than the listing says.
A listing might say "20 minutes to downtown" — but not at 8:15 on a Tuesday. I will tell you what the drive actually looks like, at the time you will actually make it, from the neighborhood you are actually considering.

Can I really buy a home without seeing it in person?
Yes, and I’ve done it many times. I’ll walk every home on video, point out what the camera doesn’t show, and tell you honestly if something’s a problem.
What if I can’t be there for the inspection?
You don’t need to be. I coordinate with the inspector, attend in your place if needed, and walk you through every finding by phone or video.
How do closings work if I’m still out of state?
Most documents can be signed remotely or through a mobile notary. I’ll walk you through exactly what’s required before closing day so nothing catches you off guard.
What if the area doesn’t end up being the right fit?
Then I’ll tell you that. My job isn’t to talk you into Columbia, it’s to help you figure out honestly whether it’s right for you.
