How much do I actually need for a down payment?
Less than you probably think. Some loan programs allow as little as 3%. We’ll figure out your real number together before you look at a single house.
What’s earnest money, and do I get it back?
It’s a deposit that shows you’re serious about an offer. If the deal falls through for a covered reason, like a failed inspection, you typically get it back.
Do I need a perfect credit score?
No. There are good options for a range of credit profiles. I can point you to a lender who’ll give you a real answer before you get attached to a house you can’t get financed.
What if I find a problem during inspection?
That’s normal, and it’s not a dealbreaker. We negotiate repairs or a price adjustment. I’ll tell you what’s worth fighting for and what’s not worth the stress.
