Lake Murray Real Estate Market Insights — March 2026

CMLS tracks Lake Murray waterfront across four distinct areas — the Irmo/Chapin side, the Newberry side, the Saluda side, and the Lexington side. Blended together and weighted by sales volume, the lake’s combined median sales price for the year ending mid-2026 came in just under $1,000,000 — up roughly 8% from the year before. Closed sales across the lake rose nearly 18% year-over-year, while new listings dipped slightly — more buyers closing on fewer new properties hitting the market. Days on market lengthened meaningfully, from a blended 52 days to roughly 70, which tells a more nuanced story than “hot market”: well-priced waterfront still moves, but overpriced listings are sitting longer than they were a year ago.
